The Naples housing market has for years been defined by changing interest rates and more demand than supply, but all that could’ve reached an end.
At the start of 2025, the housing market was plagued with tariffs which caused much uncertainty, many buyers opted to wait and pause their search for homes. This overall caused a notable slowdown in the market, one felt in Naples, FL.
However, by the second half of 2025, the mortgage rates stabilized and by December buyers were buying homes again. According to Gulshore Business, closing sales in 2025 increased by 3.4% and home sales in Naples reached pre-pandemic conditions.
This newfound stabilization can be attributed to buyers adjusting to interest rates and the sellers adjusting to more realistic prices.
Supply’s role on the housing relief
Part of the stability of the Naples housing market can be attributed to the increased supply of housing. As touched on by Ryan Bleggi, regional vice president for William Raveis Real Estate, housing supply jumped significantly from December 2024 to January 2025, which indicates a buyers market.
By the end of 2025, the supply had decreased to 5,714. This indicated a newfound sense of steadiness in the housing market. Further, the 2026 market in Naples could shape out to be a more typical and predictable market.
A near future of volatility?
Although the housing market displays balance, home prices still remain high.
The median closing home prices compared from 2019 to 2025 display a 79% increase. Therefore, although the housing market in Naples finally is approaching a sense of balance, this may just be a result of adjusted expectations between buyers and sellers.
