A landmark building in downtown Newark, New Jersey is undergoing a major transformation. The Griffith Building, once home to the famous Griffith Piano Company, will soon house luxury apartments and new retail space, marking a significant step in the city’s ongoing revitalization.
Brooklyn-based Park Builders Group (PBG) is leading the redevelopment of the building at 605-607 Broad Street. Middle Income Group Real Estate (MIG), a Newark-based firm, is handling all leasing efforts for the residential and commercial portions of the project.
The firm plans to start residential leasing for studio, one-bedroom and penthouse apartments later this summer, likely in July and August. Whereas the commercial space will span 20,000 square feet across the ground of second floors.
A blend of historic charm and modern living
The redevelopment aims to honor the building’s industrial past while delivering the kind of modern amenities and design that today’s renters expect. MIG describes the apartments as ideal for professionals, creatives and anyone seeking easy access to downtown Newark and nearby transportation options.
The location offers quick connectivity to the city’s central business district, extensive mass-transit network and the popular Ironbound neighborhood, known for its restaurants and cultural scene.
In keeping with the building’s legacy, the project design will preserve key architectural features that recall its history as a center for music and craftsmanship. MIG’s marketing materials highlight the Griffith Building’s distinctive facade and the cultural significance ties to its past.
Retail space aimed at high-profile tenants
The commercial component of the project is being marketed to a mix of businesses that can benefit from the area’s growing foot traffic and visibility. MIG is targeting flagship retail brands, specialty food markets and culinary ventures that want a presence in downtown Newark.

Murphy Schiller & Wilkes LLP, a law firm specializing in commercial real estate (CRE), assisted the property’s former owner in obtaining the necessary land use approvals to move the project forward.
