In a move signaling both a rebranding initiative and a broader pivot in strategy, Veris Residential has officially renamed its Jersey City Urby property to “Sable,” aligning the high-rise waterfront building with its growing portfolio of lifestyle-focused residential assets.
The renaming comes as part of a renewed emphasis on premium living experiences under Veris Residential’s streamlined, sustainability-oriented mission. The 69-story tower at 200 Greene Street, originally developed as part of the Urby brand, now serves as a cornerstone of Veris’ long-term transformation from a traditional real estate investment trust (REIT) to a lifestyle-centric residential platform.
Strategic Repositioning
The shift to “Sable” marks a deliberate step away from the Urby branding, which was part of a series of developments co-created with Ironstate Development. While Urby was positioned to cater to younger, urban renters seeking modern design and community-based amenities, Sable reflects Veris Residential’s more mature, luxury-forward identity.
“This rebrand is about much more than a new name. It is a manifestation of our vision for creating elevated living environments that reflect the aspirations of our residents,” said Mahbod Nia, CEO of Veris Residential, in a statement.
The repositioning also gives Veris full creative and operational control of the property, allowing it to align with the firm’s ESG-driven objectives and curated hospitality experience, a core component of the company’s current growth thesis.
Rising Demand and Waterfront Appeal
The Jersey City waterfront has increasingly become a magnet for high-end development, and Sable is expected to capitalize on that trend. With direct views of Manhattan, a suite of luxury amenities, and access to transit, the rebranded tower is well-positioned to attract a new demographic of renters seeking both proximity and prestige.
According to Veris, Sable will focus on providing high-end finishes, wellness-driven amenities, and a service-centric lifestyle model that rivals top-tier buildings across the river in Manhattan. The rebrand is also a strategic marketing move to differentiate the asset in a competitive leasing environment.
The Broader Implications for Veris
The Sable rebrand is part of Veris Residential’s ongoing shift from office and mixed-use holdings to a purely residential play with an emphasis on ESG and institutional appeal. Since rebranding from Mack-Cali in 2021, the company has undergone a significant transformation, including divesting non-core assets and focusing on urban, Class A multifamily properties.
This transformation has drawn the attention of institutional investors and has been supported by a rising demand for high-quality, well-managed rental housing. With the renaming of the Urby tower, Veris appears to be doubling down on its thesis.
“We believe that focusing exclusively on premier residential assets enables us to generate more consistent, long-term value for our shareholders while creating the best possible experience for our residents,” Nia added.
As Veris continues to evolve, industry observers are watching how well the Sable brand performs in Jersey City’s increasingly competitive multifamily market. With its repositioning strategy, ESG commitment, and renewed focus on hospitality-led service, the company is clearly betting on the convergence of luxury, sustainability, and lifestyle as the future of rental living.
