A historic mansion in University Park has set a new benchmark for luxury real estate. The property, which is closing at $30.5 million, is set to become Texas’ most expensive publicly reported home sale of the year according on the Dallas Business Journal.
The estate, located at 6601 Hunters Glen Road, was listed for $35 million on October 31st and sold just under two months later. Its place was secured at the top of the Lone Star State’s residential market in 2025.
A record-setting North Texas transaction
The sale exceeds the previous year. A $25.5 million Highland Park home at 4000 Euclid Avenue, which held the title as Texas’ priciest sale stated by WFAA.
Built in 1927, the University Park property has changed its ownership multiple times over the past decade. “Public records show the home was last sold in January 2021 for an undisclosed price, but was listed for $22,500,00. Before that it was bought by another owner in March 2013, also for an undisclosed price after being listed for $19,500,000,” according to Realtor.com.
Historical charm meets modern luxury
The almost 13,000 square feet renovated estate offers “five bedrooms, 6 full bathroom and three half-baths on nearly 2 acres,” shares Realtor.com. Historic architecture and modern upgrades blend inside.
The interior highlights “numerous high-end features including commercial grade range, built-in refrigerator, warming drawer, decorative lighting, central air, nine fireplaces, and flat screen wiring,” Realtor.com kindly expresses. The estate’s character is marines with contemporary comfort.

Dallas’ luxurious growing footprint
The record-setting sale comes as Dallas-Fort Worth-Arlington continues to rank among the nation’s top luxury housing markets. The metro area placed No.5 on Realtor.com’s recent scroll of cities with the top $1 million-plus listings, with more than 2,700 luxury homes on the market in November 2025.
Luxury inventory has surged nationwide with a regional median list price of $420,00. Housing supply has risen for 25 consecutive months. “There are more than 1 million homes for sale, and at least 10% of those properties are selling for $1 million or more, according to Realtor.com data,” cites Realtor.com.
The University Park sale shows how prestigious properties continue to command premium prices as affordability challenges shape the broader housing landscape.
